The last week of home sales in 2014 finished on an uptick. We continued to show  a strong surge in the sub $200,000 and $300,000 market. We saw many small condos and homes sell as both investors and buyers hurried to close before the year end for tax purposes and homestead. This weeks front page headline in the Palm Beach Post read "Region's home prices rise again", South Florida was the rare U.S. market that saw price increases in October. South Florida led the nation for home price gains for the third consecutive month.

They are no longer expecting double digit price increases but with continued high demand and low inventory we should see 3-5% rise in prices this year. We still have available cheap money as well as a large percentage of cash buyers. In many cases it is cheaper to buy a property today then pay rent. Many home buyers will qualify with just 3% down. Jupiter condos will require 20-25% down so it is important for you verify if it is designated as a condo or an HOA. If you are not sure ask.

Inventory levels continue to slowly rise as prices increase. This should continue to influence many would be sellers to list their homes. Many underwater homeowners have waited for the rising prices to finally be able to sell their homes. They are seeing daylight with recent price increases now allowing them to sell their properties and hopefully break even again. There are still many underwater homeowners out there that purchased in 2005/2006 that are current on their mortgages but are just paying them down and watching the prices rise.

Most investors are holding steady no matter when they purchased their property. With record high rents they are continuing to hold their properties as they are still receiving a decent return on their investments even if they are upside down as many were cash buyers. Why sell now as we watch prices continue to rise. Once we see rentals become more available and/or we see prices start to level off, then we may see investors start to sell. We still have a few bugs to work out such as the community sold button is not working correctly in all communities. It is a bit different than the old site with all the communities on the right side now.                                Top Ten Listings
Our top ten listings link can be found on the top left corner under recent Sold's. Several in my top ten list went under contract as many of the best properties that come up for sale do in a short amount of time. Both Bluff's homes are under contract as is Ocean Walk. Finding and picking great homes to make my list continues to be more difficult. The best value out there is the Sea Oats below.

    What's Happening in Jupiter

The holiday season was busier than I can every remember here in Jupiter. With the new opening of Harbourside Place in the photo above I saw quite the crowds as I drove by during various times of the day. Several restaurants are now open and I'm hearing mixed reviews from various people. This week I'm going to walk through Harbourside Place and look at the hotel and the different restaurants. We passed it by boat yesterday. My first thought was that most of the restaurants views are blocked by Mangroves or boats as you can see in the photo above.
I have heard it is drawing crowds from many other areas here to Jupiter to see the new wharfside plaza.

Rustic Inn looks like it is just about ready to open next door to Jetty's and U Tiki. This will add the 5th restaurant down in our Funky Fishing Village. This should relieve some of the waits for season for both locals and tourists alike. I still enjoy U Tiki, I think it has the best views, good food and a great atmosphere.

The new movie theater across from Harbourside Place is still going through renovations and should be open soon. The updated theater will offer dining, couch seating and waiter service in some of the theaters.

If you haven't been down to the Jupiter Inlet lately they have been dredging sand there for several months by dump truck and now barges. It has been sorely needed and should give Jupiter Beach Resort and Ocean Trails some larger beaches. Take a look at the Jupiter Beach Inlet beach cam.
