It is that time just before season when we watch and wait for new listings to start hitting the real estate market here in Jupiter. Owners along the beach that are interested in selling will be preparing their properties for the winter selling season. I continue to see both an increase in new listings and rising prices as well. With our limited inventory sellers are a bit more aggressive in their asking prices due to the limited choices available. 

 

What is really surprising is how hot some communities are while others are stagnate. The Bluffs single family homes had 10 properties for sale a week ago and today their is only one left for sale. This sounds crazy…

What's happening in the Jupiter real estate market?

I continue to watch the new listings coming up for sale in the Jupiter real estate market. What I am starting to notice is how many of the listings are recently updated. This is not what I am use to seeing.  I immediately start looking at the tax records and review the sales history of the properties. As I expected all are recent sales that have closed in the past 2 years and in many cases at nearly half the price they are listed for now. Granted they are been remodeled but many remodels look great on the surface but aren't done with quality materials or workmanship.

With supply down to record lows we have seen prices escalate for oceanfront condos in Jupiter. Many condos have no listings for sale while others may have just one or two units for sale. If it is a good location in the condo most likely it will sell rather quickly. What is selling and what isn't selling? Boca Raton to Hutchinson Island Real Estate- Vero Beach

I did some research and it is not only here but inventory levels North of us in Hutchinson Island and Vero Beach are at record lows as  well. In Ocean Village on Hutchinson Island there are just 14 condos for sale. Sounds like a good number but there are over 1,200 condos in the community. It is an oceanfront community of condos and single family homes.  Imagine in 1,200 condos you only have 14 options. Seems crazy. Vero Beach recently signed a contract with one of the local airlines to start commercial flights during the winter season into Vero airport. Direct flights into Vero will be a big boost for Vero Beach real estate. Our South Florida real estate market continues to show strength and was recently listed as the 15th highest priced area to live in the country. Strong baby boomer demand continues to fuel the area market and drive up prices here and in the Sunshine states. Many sellers now have the upper hand in negotiations. Jupiter Real Estate Sales

 

This week we saw 100 plus Jupiter homes sell which is another record week for the real estate market here.  I continue to be surprised by the strong market here in Jupiter as well as many areas of the Southeast coast of Florida. No matter where you travel along the coast the inventory choices are slim at best and trying to find a home can be difficult. We continue to see a strong market for rentals, especially short term rentals as potential buyers are finding it difficult to find that perfect home.  Many are deciding to rent and continue their home search. I am amazed at the rental prices and the condition of some of the rentals. The Jupiter real estate market is better than its been for almost a decade.

This week we saw 70 plus Jupiter area homes sell which is another good week for the real estate market.  What a way to end another strong selling season. I thought we would see a slow down in the market but I continue to get calls and requests from both buyers and sellers alike. Sellers it's a good time to sell with a limited supply of homes and the recent price increases. Buyers are having a difficult time finding that right property and are getting frustrated looking.  Both have to be patient. Jupiter Real Estate & Home Sales

 

This week we saw just 63 homes sell here in the Jupiter area. As we wind down the season we should see a slow down in condo sales and a rise in single family home sales. I expect a few more months of steady sales as inventory choices are still limited in most communities.

 

I spent a few days in Vero Beach last week showing homes near the beach in both Vero and Indian River Shores. I must admit the area is beautifully maintained and has a great downtown. Friday night I enjoyed dinner at the Citrus Grill which sits right on the ocean  in Vero Beach. It was quite enjoyable and the food was terrific. It was quite busy downtown with people everywhere.
