Boca Raton to Hutchinson Island Real Estate- Vero Beach
I did some research and it is not only here but inventory levels North of us in Hutchinson Island and Vero Beach are at record lows as well. In Ocean Village on Hutchinson Island there are just 14 condos for sale. Sounds like a good number but there are over 1,200 condos in the community. It is an oceanfront community of condos and single family homes. Imagine in 1,200 condos you only have 14 options. Seems crazy. Vero Beach recently signed a contract with one of the local airlines to start commercial flights during the winter season into Vero airport. Direct flights into Vero will be a big boost for Vero Beach real estate. No longer will you have to drive to Orlando or West Palm Beach. Ease of travel plays a large role in demand for real estate here in Florida. Jupiter and communities North of us seem to show strong demand.Â
South in Boca Raton and Highland Beach inventory levels are low as well but choices are still more than here in Jupiter. Prices there are very similar or higher than here in Jupiter. Highland Beach has 139 properties for sale and Boca along the beach has 160 condos for sale. Oceanfront condos in Boca Raton start around $400,000 for the older condos. Boca and Highland Beach are very similar to Singer Island with the number of condo choices you have but Singer Island is more of a resort style atmosphere.
Florida Gulf Coast
Last week I vacationed in Anna Maria Island just South of St. Petersburg. Yes even us Floridians visit Florida beaches. I could not believe the building boom there. Every street had new million dollar homes going up. I didn't see any $300,000 beach properties for sale like we offer here in Jupiter. Demand for beachfront property here in Florida is crazy no matter where you seem to go. Prices there for new waterfront canal homes started about 1.5 million for 2,800 sq. ft. Anything that is near the beach and relatively new is a million plus. I spoke to an agent in regards to property taxes and insurance. They were as high as ours and in many cases the insurance was higher. It was a beautiful place but very busy and congested. Getting in and out of the beach area was difficult. It was slow going to and from the airport.I imagine during season it could be an hour and a half to two hours to the airport. Ana Maria is definitely a vacation atmosphere with every home having a rental sign on it.
