     Another strong week  for home sales here in the Jupiter & Juno Beach area. We saw  62  home sales during the last week of August as we enter the lull before the storm. Season is just a few months away and I'm already starting to get calls from buyers coming down in September to see what is for sale. It should be quite an interesting year. Inventory choices are slim at best with most communities having only one or two condos for sale and many having none.

There are still a few  values out there but they are becoming more difficult to find. The market seems to have stopped and taken a breath so I am anxious to see what is going to happen with it. Many buyers are thinking we are…

     Another strong week  for home sales in  Jupiter & Juno Beach area. We saw  71  home sales last week, close to season numbers. It's the middle of summer in Florida with temperatures at 90 plus degrees, summer is in full swing in the Northeast and we are seeing record sales. Who is thinking about buying a winter home in August in Florida? Apparently I guess quite  a few. We saw only 4 properties sell under $200,000 and 12 properties sold between $200 and $300k.  That use to be the largest percentage of sales each week. It has now become the smallest segment.

The $400 -$600K market is very strong  with most of the sales in that price range. We are seeing a weakening  market…

Jupiter Events- Loggerhead Marine Life

The third annual Loggerhead Run 4 the Sea was held recently in Juno Beach. The race is run to sponser the Loggerhead Marine Life Center and ocean conservation for endangered sea turtles. The four mile race for adults and the 1 mile race for children ran along A1A in Juno Beach. The race could be watched from the oceanfront condos in Juno Beach Ocean Royale. The race continues to grow in size and popularity each year. Many of the racers use A1A to train for the race. The strip from Juno Beach into Jupiter is a popular training ground for runners and bikers.

Local Loggerhead Triathlon Carlin Park

This weekend we had the annual Loggerhead Triathlon at Carlin Park. They close the beach road for this annual event which continues to become larger each year. The first race began in 1985 where less than 100 people did the race. Today the race has grown to over 600 athletes who train year round for this event. Athletes are all sizes, shapes and ages which makes for a fun filled race. We have everyone from the serious tri athlete who have bikes especially  designed for this type of race and costing well over $5,000 to the not so serious athlete on a mountain bike.

Jupiter Homes for Sale

     Another strong week  for home sales here in Jupiter & Juno Beach area. Sales were down from the previous week but we still had 54 sales which is great for mid summer. There were three properties that sold under $200,000 and just 11 sales under $300,000. Most properties under $300,000 were $250,000 and higher as the median home price reaches $300,000. Palm Beach County  home sales were up 21% from June last year with prices up 6.4%. I said  expect to see around 5% for 2014 so let's watch and see once December comes. The good news is inventory county wide is up 35% but not here in Jupiter.

Jupiter Real Estate Market

The RAPB just came out with Junes local market real estate report including towns of Jupiter and Juno Beach. It comes as no surprise to see the strength of the numbers as we continue to watch prices rise. We are still far short of the peak 2006 median price record of $400,000 plus. Take a quick look below and see the single family home sales.

As you can see closed sales are up 21.5% from last year which is what we expected as the market has been red hot with limited inventory over the past year. We are starting to see some changes in the past few months. The median home price hit $295,025 which is up 6.4% over last year. Million Dollar Listing Comes to Old Palm Golf Club in Palm Beach Gardens

This week we saw Old Palm Golf Club in Palm Beach Gardens on Million Dollar Listing Miami. This is the second episode where the agents partnered with another listing agent in Palm Beach County. The first was One Thousand Ocean in Boca Raton a luxury Boca Raton condo building on the Boca Inlet on the former Resort & Hotel. This week they came North to Palm Beach Gardens located just South of Jupiter.

An amazing week for home sales here in Jupiter & Juno Beach area. Last week even with the holiday we saw 79 properties close here in the area.  What you may notice is the lack of sub $200,000 properties. Last year we saw quite an abundance of properties in that price range. This year not so much.

A few examples are the Sea Brook beach town home which sold at $230,000. Earlier this year they started to break the $200,000 barrier . Two sales last year  were $195,000 and $215,000 for the larger 3 bedroom units. Now we are seeing $230,000 for the 2 bedroom units.

The Nautica model in Mallory Creek in Abacoa  just closed at $350,000. Earlier this year they were selling the same model for $325,000.
