The Jupiter real estate market continues to show strength even as we enter our slowest time of the year. I'm seeing a dramatic rise in requests for Jupiter properties in the past few weeks as summer comes to a close up North. 

 

This week as I ran the new listings as well as the contingent listings I continue to see trends that reflect what I have been saying. The sub $200,000 inventory market has just about disappeared. Only 7 properties of  the 51 new listings were under $200,000. Similar results for the sub $300,000 market as well. Even at close to $300,000 for condos you aren't getting updated places. The Jupiter real estate market continues to follow and exceed National trends. National July was one of the best months for home sales in more than a decade. Record low mortgage rates, high consumer confidence have driven home prices to the highest in nearly a decade.  The biggest problem buyers face according to Realtor.com economist is finding a home to buy. With summer almost over buying slows down and inventory picks up which gives you the best opportunity to purchase a home.

Jupiter Fl Homes

The Jupiter real estate market continues to see rising prices and shrinking inventory.  In Jupiter we have just 23 properties for sale under $200,000. The least expensive is listed at $95,000. Great news right!  Still a few bargains out there. Well, the bad news, that is for a boat slip and not a home. Really, the least expensive condo is listed at  $135,000 and that is a 2 bedroom in Chasewood which was built back in 1984. This is an original condition 1,000 sq. ft condo which I classify in the apartment category of condos. There are 6 other properties in Chasewood and Georgian Park under $150,000. From there we are $150,000 and higher for the remaining 17 properties.

Jupiter Real Estate- Jupiter Homes for Sale

The Jupiter real estate continues to show strong activity especially in the entry level market which is now starting near $200,000. Under $200,000 there are just 27 - 2 bedroom condos for sale in Jupiter and most are listed at $180,000 or higher.  Along the Jupiter beach area we have just 16 properties for sale under $300,000. Most are 1,200 sq. ft and with a few possible updates but many are original condition.

 

Expect to budget a minimum of $200 per sq. ft away from the beach and near the beach prices are starting at $250 per sq. ft for a walk to the beach property. Jupiter oceanfront properties are starting at $400 per sq. ft.  for older updated condos and newer condos are all a million dollars…

No matter what agent I speak with they all seem to ask what's happening with the Jupiter real estate market. Many say the real estate market is just strange right now. Not slow, not busy but steady, not  what many have seen in the past. The low inventory combined with escalating prices have buyers and sellers baffled.  As season winds down for 2016 and many snowbirds started home it's time to review the real estate market here in Jupiter. Inventory choices are still below what we have seen in the past and both buyer's and seller's are fighting over who is controlling the market. It is that time just before season when we watch and wait for new listings to start hitting the real estate market here in Jupiter. Owners along the beach that are interested in selling will be preparing their properties for the winter selling season. I continue to see both an increase in new listings and rising prices as well. With our limited inventory sellers are a bit more aggressive in their asking prices due to the limited choices available. 

 

What is really surprising is how hot some communities are while others are stagnate. The Bluffs single family homes had 10 properties for sale a week ago and today their is only one left for sale. This sounds crazy…
