We saw over 120 homes/condos sell during the last two weeks of November which continues to reflect strong demand for Jupiter area properties. We are seeing an increase in new listings but the asking prices continue to rise. Along the beach the greatest number of properties for sale are over $500,000 while the under $300,000 market continues to diminish. Under $300,000 you will most likely be West of US 1 in a 2 bedroom and if you are East of US 1 you may be looking at 1 bedrooms or 2 bedrooms in need of updating. Search for Jupiter homes here.

Below you will see the rise in list prices beginning January 2016 and new listings starting to rise again but active listings are still below the peak of February 2017.Â

When purchasing a home or condo here in Florida there are some important questions to ask and tasks you must take care of prior to your offer and during your offer in the inspection period. Depending upon whether you are looking at homes or condos here are a few items to think about.

- Construction - Frame or CBS?
- Age of the roof?Â
- Is it a Miami- Dade code compliant roof?Â
- What type of roof? Tile, metal, cedar shake or shingles.
- Year home built?
- Does owner have a current wind mitigation policy?
You may be asking why are these questions so important and what is the difference? The main reason we ask these questions are for insurance rates as insurance prices continue to climb and I see a continued rise in the cost of insurance. How much difference can the above items change your insurance costs. I'm sorry to say but dramatically. You could see annual insurance rates run from $2,000 to $8,000 per year for the same priced house depending upon the above factors.                   Jupiter Condos

Condos are not quite as complicated but instead other questions need to be asked when buying a condo. In a condo you own the the paint out and the condo association is responsible from the drywall and what's behind the drywall. Insurance is covered by your monthly condo fees along with usually water/sewer and cable. In a condo you have what's called an HO6 policy which can vary based on the age of the condo but a far smaller amount then a single family home policy. The other day I previewed a home in Ocean Walk which had three bedrooms. The owner took an outside area and converted it to a third bedroom. I said to the agent you know this bedroom has no secondary means of egress in case of a fire. She looked at me dumbfounded as I continued to explain that this addition was done without a permit and it was a kids bedroom. I said this was a lawsuit waiting to happen if there was ever a fire in this house. I don't know if she understood but this in just one example of having an experienced agent working for you.             Â
