Jupiter Ocean condos

Season is just around the corner here in Jupiter Florida. With inventory levels at an all-time low finding properties for buyers can be difficult at times. Many condo communities have no homes for sale or just a few. As new condos come to market we are seeing increasing asking prices from 10% to 20% above recent sales. Sellers are now realizing with high buyer demand and low inventory they can control a better part of the deal. It is switched from a buyers market to a sellers market rather quickly and caught many by surprise. With prices in some communities still 30 to 50% below the peak of 2005/ 2006 we are still seeing value in Jupiter real estate.

Season is just around the corner here in Jupiter Florida. With inventory levels at an all-time low finding properties for buyers can be difficult at times. Many condo communities have no homes for sale or just a few. As new condos come to market we are seeing increasing asking prices from 10% to 20% above recent sales. Sellers are now realizing with high buyer demand and low inventory they can control a better part of the deal. Jupiter Oceanfront Condos & Beach Communities

 

There is an Oceanside Terrace townhome at 1801 S US Hwy 1 that was listed last week at $239,000 with  a small pool in the courtyard. All original condition. Last sale just a few months ago without a pool was $180,000. A $59,000 price increase for a pool. A Jupiter 1 townhome next door at 1420 Ocean Way was recently listed at $289,000, $50,000 over the last sale. The sale just before that was $215,000. In the Surf at 900 Ocean Dr in Juno they just listed an original condition 2Bd for $439,000 with comments: owner not flexible. Last sale was $365,000 but it's the only condo for sale in this building. These are just a few examples I've noticed in the past few weeks. It is a growing trend with higher asking…

This week we saw  Jupiter home sales  fall from a record 91 home sales last week to 54 this week. I had predicted  we should start to see a drop in home sales back to the 50-60 range through summer. I had spoken with several other top agents this week and they are all very busy yet the are saying the same thing I have been preaching. Inventory is shrinking and finding decent priced homes are becoming more difficult each day. I see this trend continuing as long as interest rates remain low and investors are still looking to park cash in real estate. Cash is King.
