Jupiter Real Estate Sales

 

This week we saw 100 plus Jupiter homes sell which is another record week for the real estate market here.  I continue to be surprised by the strong market here in Jupiter as well as many areas of the Southeast coast of Florida. No matter where you travel along the coast the inventory choices are slim at best and trying to find a home can be difficult. We continue to see a strong market for rentals, especially short term rentals as potential buyers are finding it difficult to find that perfect home.  Many are deciding to rent and continue their home search. I am amazed at the rental prices and the condition of some of the rentals. The Jupiter real estate market is better than its been for almost a decade.

This week we saw 70 plus Jupiter area homes sell which is another good week for the real estate market.  What a way to end another strong selling season. I thought we would see a slow down in the market but I continue to get calls and requests from both buyers and sellers alike. Sellers it's a good time to sell with a limited supply of homes and the recent price increases. Buyers are having a difficult time finding that right property and are getting frustrated looking.  Both have to be patient. Jupiter Real Estate & Home Sales

 

This week we saw just 63 homes sell here in the Jupiter area. As we wind down the season we should see a slow down in condo sales and a rise in single family home sales. I expect a few more months of steady sales as inventory choices are still limited in most communities.

 

I spent a few days in Vero Beach last week showing homes near the beach in both Vero and Indian River Shores. I must admit the area is beautifully maintained and has a great downtown. Friday night I enjoyed dinner at the Citrus Grill which sits right on the ocean  in Vero Beach. It was quite enjoyable and the food was terrific. It was quite busy downtown with people everywhere.

Condos Vs Single Family Homes

I continue  to be questioned why some of the condo fees seem so high compared to single family homes. Of course if your buying in an older beachfront condo the years of salt just wreaks habit on a building. Think of the face of a beachfront condo as the wind hits the sand and  acts like a sandblaster to the face of the building. This condo will always need more maintenance than a condo just a block or so away. Even the West side of the building doesn't take the punishment like the East side. Jupiter Beach Condos & Homes

This week we saw 104 Jupiter area homes sell during the past week. The top sales week we have seen this year. Season is late but it's here and is stronger than ever. Recent home sales along the beach are all over $200,000 now for original condition townhouses and condos. There are still a few 1 bedrooms around $150,000 that need work but expect to pay near $200,000 for a remodeled 1 bedroom beach condo.

It seems March may be the busiest month so far this season. WE broke the 100 homes sales mark this week and everyone I speak to from mortgage brokers to property inspectors are slammed.  I guess the weather up North has eased up some and buyers are finally getting down here much later than usual to shop for homes. All winter long the weather was causing flight cancellations which kept many buyers from getting down to Florida. I've noticed  I'm hearing from customers that have been looking for years and are now ready to buy after two horrible winters and owners are using their places for season instead of renting them out.

Selling Your Jupiter Home

As we enter the first month of 2015 we see the condo/townhouse market continue to show strong growth over last year with prices up 10.6% and days on market dropping 7.4%. Supply of Jupiter beach properties is up nearly 10% with a sudden spike for January 2015. This can be expected as this is our prime selling season so everyone that wants to sell will list in January. What the chart above does not show, the new listings higher asking prices which continually rise at a much greater rate then 10%. There are a limited number of prime properties  out there that have great locations, beautiful views and show really well.
