An amazing week for home sales here in Jupiter & Juno Beach area. Last week even with the holiday we saw 79 properties close here in the area.  What you may notice is the lack of sub $200,000 properties. Last year we saw quite an abundance of properties in that price range. This year not so much.

A few examples are the Sea Brook beach town home which sold at $230,000. Earlier this year they started to break the $200,000 barrier . Two sales last year  were $195,000 and $215,000 for the larger 3 bedroom units. Now we are seeing $230,000 for the 2 bedroom units.

The Nautica model in Mallory Creek in Abacoa  just closed at $350,000. Earlier this year they were selling the same model for $325,000.

Jupiter home sales rise to 61 home sales this week. In this months Money magazine they address the shortage of inventory in many popular sunbelt areas including Florida. The three states of CA, NV and AZ had the highest year over year rise in prices in the country. The Northeast had the lowest year over year rise. We all know that as baby boomers start thinking about  retirement we are seeing them moving South in record numbers. Places like South Carolina, GA and Florida are receiving the bulk of the soon to be retirees. Most buyers are not retired yet but are looking to purchase as they continue to see rising prices and they want to get in before they are priced out of the market…

This week we saw Jupiter home sales fall back below the weekly average after an absolutely crazy number of homes selling last week. We saw just 44 homes close this week. That was still an an average of 75 Jupiter homes selling per week which is still an unbelievably strong number for this time of year. As I chat with different agents they are all saying the same thing. Our choices of inventory out there is fair at best. Forget the under $200,000 property. Unless you are there with cash on the first day it hits the market you might as well spend the day at the golf course. Palm Beach County price gains top nation in December

According to a report by California-based ZipRealty, Palm Beach County’s median sales price in December was $169,000, up 35 percent from the same time the previous year.

“Everything is really competitive, and we’re seeing situations where there are multiple offers again, but 35 percent seems high,” Kent said.

“I think house prices have fallen long enough and far enough that we finally found a bottom at the tail end of 2011,” Baker said
