Palm Beach County price gains top nation in December

According to a report by California-based ZipRealty, Palm Beach County’s median sales price in December was $169,000, up 35 percent from the same time the previous year.

“Everything is really competitive, and we’re seeing situations where there are multiple offers again, but 35 percent seems high,” Kent said.

“I think house prices have fallen long enough and far enough that we finally found a bottom at the tail end of 2011,” Baker said

I wanted to make sure this was the first part of my home report this week. The above sentences are exactly what I have been saying for sometime. The so called deals are receiving multiply offers and every time a new house is listed it comes on higher than the last similar home. Expect to pay $500,000 for a newer 2,500 - 3,000 sq. ft home that will still need granite counters and S/S appliances in places like Abacoa.

I see wish lists from customers and after hearing their wants I really have to say you need to prioritize your list because this isn't a custom  home you are building on the premier lot. Even if you are spending more money you need to cut that wish list in half because what you are looking for doesn't exist or is double what you want to spend. Inventory levels have become so low that if you think about it to long someone else will own it. 

  

This week we saw  Jupiter home sales  fall from 65 to just 36 homes selling during the second week of January here in Jupiter.  A few interesting facts:

The least expensive home sold for $245,000. What that bought you was a 1979 CBS home that was 1,400 sq. ft with a pool and in need of an update.  

Lets see what $300,000 bought you this week. You could move into a remodeled 2Bd/2 Ba Bluffs Marina condo that is  1,385 sq. ft with a marina view and was built in 1985. Good news it was a Penthouse floor.

 If you wanted a single family home you would have bought a 4Bd/2Ba wood frame home built in 1983 with no pool, very clean and updated in the past 10 years.

If you spent $430,000 you would have bought a 2,600 sq. ft home built in 2003 that is CBS construction and has a 1Bd/1 ba guest house attached, no pool on a zero lot line. Sounds pretty good! The caveat is the HOA fee in this community which is Evergrene is $471 per month. They have a beautiful clubhouse and 24 hour guard. So the lower price of this home is reflected due to the larger than normal HOA fee.
