Jupiter Fl Real Estate Market

This is the first month that the Jupiter FL Real Estate market has seen inventory has finally leveled out. We're sitting at just over 63,000 + homes for sale on our MLS which is hopefully some positive news for Sellers. Don't get excited to quickly and see what happens in the next few months. I see some sellers are removing their properties as they haven't sold and are waiting for better times. Some sellers have decided to postpone the sale of their house and watch the market before committing to sell. Eventually they will need to sell and will have to list their home which may again increase the inventory numbers unless we see sales pick up.

Jupiter Real Estate Market Reports

 

I went back a year ago to my September 2022 newsletter to see what the market conditions were. I was surprised inventory was up 10% in our mls yet inventory here in Jupiter has dropped 37%. The entire MLS inventory has just 30,000 homes for sale which runs from Miami to Vero Beach.

 

Jupiter single family home prices have actually risen over last year which shows the desirability of the community. Days on market has slightly increased and we see homes selling quickly when priced correctly. Educated buyers are constantly reviewing the market and they know a properly priced home when they see it.

Jupiter Home Sales Report

This week we saw Jupiter home sales fall back below the weekly average after an absolutely crazy number of homes selling last week. We saw just 44 homes close this week. That was still an an average of 75 Jupiter homes selling per week which is still an unbelievably strong number for this time of year. As I chat with different agents they are all saying the same thing. Our choices of inventory out there is fair at best. Forget the under $200,000 property. Unless you are there with cash on the first day it hits the market you might as well spend the day at the golf course.
