Jupiter Fl Real Estate Market

This is the first month that the Jupiter FL Real Estate market has seen inventory has finally leveled out. We're sitting at just over 63,000 + homes for sale on our MLS which is hopefully some positive news for Sellers. Don't get excited to quickly and see what happens in the next few months. I see some sellers are removing their properties as they haven't sold and are waiting for better times. Some sellers have decided to postpone the sale of their house and watch the market before committing to sell. Eventually they will need to sell and will have to list their home which may again increase the inventory numbers unless we see sales pick up.


I personally don't see much change in the market till at least 2026 and then…

Below you will find year over year Jupiter Home and condo sales as well as the beach area 33477 zip code. You will notice a very different market for single family homes versus condos. The only place where they both have similar trends is in the sales price where homes were up 8.8% and condos were up 33%. Otherwise they are tracking in opposite directions. Single family homes are selling quicker with less inventory options available. Time to contract are exactly inverse with homes and condos. Condos are showing a huge increase in inventory, up 48%, new listings are up 26% and pending sales down 20%.

This week we saw just 22 new listings come to market which can be expected for this time of year. Mid August till October 1st is a very quiet time for home sales everywhere. We actually saw more price changes (27) than new listings. I have been saying agents are overpricing properties. Many agents will give you a pie in the sky listing price to get you to sign their listing agreement only to come back and badger you for continual price reductions. Sellers are not being educated by their agents and believe just because inventory levels are low that prices and demand are stronger than they actually may be.
