With summer here and condo inventory levels at a low I am continuing to see new listing prices being pushed continually higher. How fast the market turned around. We will see the same thing we saw on the buyers side from a few years ago. Sellers will hold the upper hand and once the buyer interest settles down we should see price stabilize. Like all movements they tend to exagerate when they swing and than they settle down a bit. Newer waterfront condos including ocean and Intracoastal are in short demand. We haven't had a new condo built in Jupiter/Juno Beach since 2003. That is 10 years old already. Even rentals for oceanfront condos are difficult to find no matter what budget you are in. We have just 7 oceanfront condo buildings built after 1990 and one Intracoastal condo building built after 1990 to chose from. In all of these buildings we may have 25 condos for sale. Thats it, sounds like a lot but once you start looking you will soon realize the choices are slim. Most are pushing the million dollar mark. 

We have a new Intracoastal condo in Juno Beach being built and one in North Palm Beach on the Intracoastal. The direct Intracoastal view buildings are going to start somewhere near $750,000 and go up from there. Bay Colony in Juno is selling fast with two buildings open and over 50% of the units sold. These are the least expensive models.

It will be an interesting year as inventory levels remain low. Bank properties are a joke. The banks are getting higher prices than ever before and most need an enormous amount of work. The sellers are starting to see relief and have the mentality of we have the gold now. Anyone that bought homes or condos in the past two years look like champions today. Hold on and you wil see a tidy profit down the road.
