This week we had 69 homes close, up from last weeks 61 and  above the average of 50 we have been seeing. You'll notice quite a few waterfront homes are being sold at really strong numbers. The top two this week at 6.5 million and the other at 3.6 million. It goes back again to value. People are seeing value in unique properties and waterfront homes always seem to be a very desirable commodity.
469 Ocean Ridge, a Juno Beach townhome sold for $485,000. That is $ 285 per sq. ft. and no ocean view.
 
We also saw 2409 N. Fairway in the Estuary sell in less then 5 days at full asking price of $399,500. This is a rare 3 bedroom unit. The last two sales in there were $342,000 and $372,500 back in 2009.  Even in the peak of the market a similiar unit sold for $470,000. This sale is only 15% off the highest priced unit ever sold in there. That 1 extra bedroom in there brings a tremendous value to that condo. Looks like prices for these units are going up.
 
You will also notice that many of the selling prices are  closer to the listing prices on many of the properties. You'll see many are in the 5% -10% range off the asking prices  and more are in that 5% range.
 
I wish I could predict what the market will do this year. I see real estate demand in Jupiter is quite high for specific properties. The buying habits have changed from years ago and people are looking for bigger and more amenities then in the past. The buyer's expectations are much higher then the typical buyer just 15 years ago. Most of Florida was built for the retired couple who didn't need more then 2 bedrooms. Now everyone wants a minimum of 3 bedrooms which drives up the demand for those properties. 
Do your  homework,  buy right and hold your  property a few years.  I feel you'll see appreciation in this Jupiter market because the area is nice, uncrowded and has much to offer. The key is buying good quality properties that are unique. 
 
Here is another interesting fact I discovered yesterday. I did a search for Jupiter homes that were 2500 sq. ft and larger for rent and came up with just 4 homes available for an annual rental. Asking prices went from $2,900 per month to $5,000 per month. This is a pretty astounding fact that there are so few homes available to rent in all of Jupiter.

I added several new  properties to my 10 best list this week.
 
I  attached several unique waterfront properties that might catch your interest. Several townhomes with ocean and /or Intracoastal water views. Lykes Landing on Jupiter Island is a 3,600 sq. ft townhome sitting on the best Intracoastal water in the area. Recently reduced to $1.4 million.
 
Cote De La Mer and San Remo both direct oceanfront townhomes on the sand in Juno Beach.
 
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
 
On the other end of the spectrum check out the Water Glades condo 4A which overlooks MacArthur Park on Singer Island and Dunes Tower Penthouse with a wrap around balcony with gorgous water views. Both are in the low $300,000's.
 
The second is a Harbor home in Admirals Cove. Completely remodeled 2 bedroom plus a den on one floor. Everything is beautifully redone and requires a tennis membership. Boaters, it comes with a 37 ft. dock with ocean access in your backyard which overlooks the golf course and the beautiful water view. Admirals Cove has golf, tennis a wonderful marina and a grand clubhouse.  Take a look at this Harbor home. These homes are selling in Admirals.
