This week we had 41 homes close, down from 55 last week.  You'll notice the Jupiter by the Sea sold for $530,000 which was on my favorite list. Jupiter Yacht Club sold and a few more oceanfront condos sold and season is not here yet. I'm getting calls from some sellers looking to possible sell along the ocean and most aren't interested in selling at this time. They said they will rent the property for season again and feel next year will be a better year.
 
I am looking forward to season to see what does occur.  What I am seeing is higher priced units selling and the lowest priced units in the community. The in between units seem to be a bit more stagnant. I still feel very strong about our market here and believe if you buy a good property in a good location you will always have4 a good investment. We just don't have much space left and we only have four oceanfront condos built in the 2000 era and five buildings built in the nineties. As the buildings continue to age more and more units will need greater amounts of work.  People are looking for larger and larger condos and we just don't have that many of them here. 
 
Lets see what happens.

I added a few properties to my top ten list this week. 
Seaside in Juno Beach which was reduced. The Jupiter Harbour townhome is back on the market. Built in 2005 it is a great location and well done townhome.
 Still my two favorite and feel best deals on the beach:
 
  Ocean Royale #502 stays on my list as a favorite. Best deal on the beach! Take a look. 
 
Beachfront 1002 is a close second and think these will be the next two condos that sell.
 
Jupiter Yacht Club #503 is my favorite 2 bedroom plus den cono overlooking the Intracoastal and #309 is my favorite 3 bedroom in JYC.
 
The Claridge unit 8S asking 2.7 million is still on my list. Elin Woods was looking at the Penthouse listed at $4.5 million last week.

Well written Mike!Thats baalcsily how we feel and with so much in the air , we are going to wait it out . We both feel good about our jobs however with the prices so high to buy its a big concern. We both see the market heading down 10 to 20 % within the next year. I know some think this could never happen but we do and we are a buyer who can wait, as we have parked our down payment in a high yield savings account.
