This week we had 63 homes close, down from last weeks 69 and  well above the average of 50 we have been seeing. This week coming up I think we are going to have the best week of the year as I have been watching the pending listings and we have seen alot of homes go under contract awaiting to close. 
 
You need to watch the price changes and new listings very carefully. Especially the new listings as there are so many buyers on the sidelines looking for that property that is just right. Priced well, clean, updated and a good location.  If it meets most of the requirements it is scooped up rather fast.
 
 I want everyone to look and see what has been selling at $200,000 and less and as you can see your not getting much out there in that price range. Don't believe the fish stories you hear out there. Below is a great article from the Palm Beach Post from the property appraiser saying prices have leveled off. He has a non biased opinion and you should read the article.
 
               Foreclosures and Short Sales
 
Everyone is looking for foreclosures and short sales here in Florida. This is what the bank is doing now with their foreclosed properties. They are now listing them at a really competitive prices and are incurring multiply offers. They then  go back to all the buyers and say we have multiply offers and to resubmit your highest and best offer with a short window to reply causing excitement in the buyers.
 
Now the buyer wanders what you have to pay to buy this property. You don't know the offers or how many offers.
You could loss the property by a few dollars or overpay by thousands. It makes it a very difficult decision  to come up with a final price of what you should pay. You are basically throwing a dart at a price and if you really want the property what do you have to pay to own it.
 
In the long run you may lose several properties and become frustrated. At the end of the day you can see why many people are shying away from foreclosures and bidding on seller owned properties. At least you know where you stand and you can make your buying decision knowing what the final price will be. You have the power to win or lose  and if you are going to own the property or loss it. Next time you see a foreclosure think about what is happening with the bank owned properties.

My 10 best list remained the same this week.
 
You will notice that 3 of my recommendations went under contract this week. Dunes Tower PH A, San Remo townhomes  on the beach and Water Glades 4A.
 
I  attached several unique waterfront properties that might catch your interest. Several townhomes with ocean and /or Intracoastal water views. Lykes Landing on Jupiter Island is a 3,600 sq. ft townhome sitting on the best Intracoastal water in the area. Recently reduced to $1.4 million.
 
Cote De La Mer and San Remo( Under Contract) both direct oceanfront townhomes on the sand in Juno Beach.
 
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
 
On the other end of the spectrum check out the Water Glades condo 4A which overlooks MacArthur Park on Singer Island and Dunes Tower Penthouse with a wrap around balcony with gorgeous water views. Both are in the low $300,000's. Under Contract!
 
The second is a Harbor home in Admirals Cove. Completely remodeled 2 bedroom plus a den on one floor. Everything is beautifully redone and requires a tennis membership. Boaters, it comes with a 37 ft. dock with ocean access in your backyard which overlooks the golf course and the beautiful water view. Hi Ginny, You raise a great question. When we've done our part to crteae an accurate and robust listing why doesn't Google show it? But as you point out it's not only that your listing isn't shown no maps listings are returned! Is it due in part to personalized search? Or, something in the nature of Google's algorithm that makes it impossible to predict what results will be returned? I'm a bit mystified myself and will research further. Thanks for posting your comment.
