This week we had 39 homes close, the same as last week. In just the past two days 59 homes went under contract. Good homes are selling.
The Bluffs near the beach have very few homes that are clean under $379,000 and with just 12 for sale there isn't much to chose from.
                          Great opportunity
 Xanadu has a new listing at $349,000. It is basically a complete remodel but is selling for land value. Great beach community with private pool. A great opportunity to own in this beachside community and remodel to your taste.

I did show a very nice Jonathans Landing West Bay this week. Very clean, showed well with the best SE exposure which made the unit light and bright. Ground floor unit with garage.  View West Bay Listing
 
Just reduced and a great property. Large 1600+ sq. ft townhome. Gated community. Walking path to beach. Newer roofs and just painted outside. Unit is beautifully done inside with granite and SS appliances. SE exposure and large covered patio. Just reduced $15,000 to $235,000. Owner wants it sold.

I  go out each day and show 10 or so properties. One or two may catch my eye.  I think, this is a nice property, well priced , good location, well maintained and the most important light and bright. It seems easy to find a nice  community that they love but the condos or homes that are available are near the street, faces another building or has some detrimental aspect to the property. The homes are being cherry picked in many communities so you have to watch closely for new homes coming on the market or for recent price drops. Finding a remodeled home in a good location is very difficult at the least.
You have to make some compromises and I always say buy the location and not the unit.
 
I hope to see some new homes come on the market soon. Many sellers I spoken to are just not going to sell right now. They have their places rented or are using them so they have decided to let them sit and wait for the buyers to realize that here in Jupiter we aren't giving away homes like the news says. Remember if it sounds to good to be true it probably is. Don't be afraid to make an offer, even on an overpriced homes but make sure  you have done your homework and found comps to justify your offer. Don't make an offer on what you think it is worth but have something to show why you are making this offer.  Back up your offer with recent sales and not what you feel the property is worth.
I spoke to a lady in NJ today and she was telling me about her shore property. She says if you can walk to the beach there you will spend alot of money yet people come here and want to walk to the beach and think $200,000 for a townhome is to much. I don't understand it.
 
As many know it is spring training season down here and the Cardinals and Marlins are out each week playing at Roger Dean Stadium in Abacoa. Go check out a game.

This week I left my 10 best alone.  
Both condos are in Jupiter Yacht Club Pointe building. Both are well priced  and have incredible views. Watch the boats go by on the Intracoastal. My favorites for the week. 
 
Jupiter 1 has a nice SW exposure townhome with a small pool just come to market. Take a look at this. Large dogs okay and walk to beach. 
 
Oceanfront condos , the Bluffs South is a great unit as is the Surf ground floor corner unit. Feels like you are sitting on the beach.
Looking for a beach home? Checkout Ocean Walk, just reduced to $590,000. Large D model, shows great and priced well.
