This week we had 60 homes close, up from 51 last week. I continue to see strong sales here in Jupiter which is a good sign for the Jupiter home market. I did notice this week I saw quite a few short sales close and bank properties are selling fast. Most of the bank properties are under contract in a week or so. The banks seem to be pricing them to sell. If you are looking for a bank property don't hesitate to long. Even the really well priced homes under $250,000 seem to be moving fast.
I am still seeing alot of cash buyers scooping up the $100,000 condos and renting them all day long for $1,000 per month. Great rate of return on your investment if you have alot of cash sitting in the bank.
When looking at the listings on the side and you want to know where the property is located, just click on the address and the map will come up showing you the property location. The selling price and the DOM(days on market) are at the bottom of the mls sheet.
Abacoa had two homes sell and 3 townhomes this week. You'll notice there was a beautiful short sale home in Mallory Creek, a Key West style home sell this week. This is one of the newer floorplans only available in Mallory Creek with the large wrap around porch. It is a very nice open floorplan with 5 bedrooms and nearly 3,500 sq. ft under air.
Mallory Creek is just about built out and they are starting to clear the property for the last phase of Abacoa. Abacoa has so many different communities your sure to find something that may interest you. The Island in Abacoa is quite popular for golfers as many of the homes sit on the golf course and the community is a big circle with very little traffic going through the neighborhood. This week I showed several Admirals Cove homes. If anyone is not familiar with Admirals Cove it is the premier country club lifestyle golf and boating community here in Jupiter.
They have a 2,000 sq. ft Harbour home that is a 2 bedroom plus a den and it comes with a boat dock for a 30ft. boat. There are a few bridges in the community that are 16ft high so you can get a descent size boat in your backyard.
They are setup as a condo where everything is taken care of, all the maintenance, exterior work, lawn care etc. They are pretty much a lock and go. They also have a 1 1/2 car garage for a car and a golf cart. There are some larger 3 bedroom plus den homes that are second floor units that bring a premium above the 2 bedroom homes. Harbour homes start around the $350,000 range and go up from there. They are a great value for someone who wants to live in a golf community and will not be a full time resident.
It is membership club so you have to join the club. Golf memberships have an equity fee to join of $150,000 and a yearly dues. It is a no tipping club. With the membership you have evrything at your fingertips. It is also a very active community with plenty of gatherings, dinners and social events. It is a beautiful Jupiter Golf and Country Club community.

The trend continues again with 35 of 61 homes selling this week sold for cash. Every wek at least 50% are selling for cash.

Top Ten Report
I left my 1o best list alone this week as I had not seen any properties that really caught my attention this week.
I added Beachfront #904 in Juno Beach. SE corner condo on the sand with 1 garage parking space under the building and a separate garage space with its own locking garage door. Condo shows better than photos and is the best looking condo I have seen in Beachfront. Beautifully redone and looking to sell.
I also added one of my favorite buildings Ocean Royale. A 4th floor condo in the front building with beautiful ocean and beach views. 3 bedrooms and all the amenities. Just the right height and not to high. Don't miss this condo.
Beachcomber ground floor condo, 3 bedroom condo with a carport. Step outside to the community pool and just 150 ft from the ocean. Take a look at this unit.
The Bluffs South ground floor unit at $259,000. No ocean view but steps to the ocean.
Reduced to $234,900 this week.
The Colony is back on the market. Best ocean views in Juno Beach. 1700 sq. ft of living space with glassed 15 x 30 balcony overlooking the best beach in the area.
Jupiter by the Sea - Complete remodel. 7th floor and a great floorplan with ocean views to the east and lake views to the west. Showed this yesterday. Beautifully done. Best ocean condo under $750,000 on the market.
