This week we had 66 homes close, down from 70 last week. Another good week for sales in the Jupiter area.
It seems to be very consistent with home sales each week. 
 
I attached in this week's report a local market update from the mls data that is compiled from our association. Click on the link below to view.
 
                      Jupiter Local Market Update
 
To summerize from last year to this year new listings were up 9.2% and closed sales were up 8.8%. The real intriging figure is the median sales price is up 9.3% from $215,000 last year to $235,000 this year.
 
The biggest drop was a 23.6% drop in homes for sale over the past year and the supply of homes for sale is at a 4 year low of 9.7 months. This is down from 14.3 months last year. An even buyer/seller market is 6 months.
 
Many of you have called about properties and they are already under contract. A good example, we just saw an Estuary in Jupiter Dunes come on the market at $275,000 this week and it was under contract in 8 days. The last Estuary was under contract in 3 days. Inventory is sparse, especially townhomes along the beach area. Even good condo inventory is sparse.
 
Did everyone look over the oceanfront condo link I sent out last week under $300,000? As you can see there aren't many real good condos in that price range with ocean views.
 
 
 
 
New Listing Information        
 
Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the old listings and watch the price changes and eventually get tired of watching them. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.

SOLD Information
 
You'll notice a beautiful waterfront home sold this week for $2.7 million (Cash).  We also saw 3 homes in Jupiter Country Club close. They seem to be selling out there now and it is the more expensive homes selling. Not the smaller homes.
 
Waterfront homes: You can see the Palm Beach Isles original canal home sold for $765,000 on Singer Island. That is what you can expect to pay for a starter waterfront home here in the Jupiter area.
 
The average days on Market(DOM) is running 151 this week and 19 properties sold in less then 100 days. Remember from the time it lists till it closes is usually about 60 days minimum.
 
So 19 of the homes actually went under contract in about 40 days.

                  Top Ten Report 
 
My 10 best has some new listings this week.
 
Two of my 10 best from last week are under contract. Jupiter Yacht Club # 506 and 390 Sweet Bay Circle in New Haven in Abacoa.
 
The first one I want you to look at is Aquarius on Singer Island at $269,000. This 15th floor SE direct oceanfront unit has brand new hurricane windows and doors. New balconies and building is being painted. The best oceanfront deal on Singer Island. 
 
 
Bluffs River single family pool home. Incredible pool area with remodeled kitchen and travertine floors throughout. Home has loft area for extra bedroom or office. Just reduced to $399,900.
The only reason it hasn't sold is the agent has the subdivision listed incorrectly.
 
The last two are two Via Del Mar beach homes. Both are 3 bedroom homes. One is a single level with private backyard and the other is a two story updated home. Both show incredibly well.
If you want to walk to the beach these are your homes. $419,900 which just dropped to $380,000 and the other is $399,000. Owners are motivated.
 
 
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
 
 
 
 
                 Reduced again from $625,000 to $600,000.
Jupiter Yacht Club Pointe building #506 is still available. It is well priced  and has incredible views. Watch the boats go by on the Intracoastal. A great value, was originally listed at $895,000. Buy it for almost what it sold for new in 2002 decorator ready. UNDER CONTRACT!
