Jupiter Report  October 19, 2011

             Thinking of Selling?
       Know someone looking  to SELL!
             Call Me!

This week we had 47 home sales, down from 64 last week. That is not much of a surprise as I said September is usually our quietest month, so 30 days or so after September you should see home sales fall a tad.

Only 6 homes sold between $500,000 and 1 million  and 1 home above 1 million.
11 homes sold  were $300k to $500k and 8 homes between $200k and $300K.
You can see the $200k to $500K homes are nearly 50% of Jupiter home sales each week. Under $200,000 homes and condos make up almost the other half. Most of the under $200,000 are condos and townhomes and even these are getting scare.

I wanted to pass on an article from Smart Money that one of my readers sent to me this week. I don't want to be the only one saying homes priced well are moving and there are buyers out there looking.  Finally, Time to Buy a House

Buyers:  If you are searching my websites and see a home or condo that may interest you feel free to call me and I will answer any questions for you. Remember I can show you any home listed on the mls with any realtor and I will look out for your best interest. You can see any of the homes listed here on my websites by searching by mls #.

Some properties I want you to look at today that were just listed. Boaters look at 19906 Loxahatchee Point at $1,150,000. Beautifully remodeled on deep water canal. A beautiful Jupiter waterfront home.

Jupiter Yacht Club #203 is a Garwood model in the 700 building which has the fitness center and game room. The Garwood is very rare model and has a great floorplan.

Golfers look at Jonathans Landing at 16940 Bay St for $369,000. Beautifully remodeled with golf course view. Jonathans has brand new fitness center, golf and marina.

Take a look at this week's contingent listings. Notice how fast they went under contract.

We continue to have several Jupiter waterfront homes sell each week at really strong numbers. The demand for waterfront homes continues as there is just so little of it here. Many of the homes have come down dramatically in price and people are seeing value at the numbers.

Abacoa home sales continue to be strong with four homes  and 1 townhome selling this week. Abacoa continues to be a steady seller in the Jupiter area. There is a really strong demand for Jupiter Abacoa homes and I think you'll see this continue. I'm seeing just
33 homes for sale in Abacoa. Ten in Tuscany, which is the most in any community down to 1 at The Island at Abacoa. Looking for a newer home check out an Abacoa home here in Jupiter.

(DOM) days on market as well as cash sales.
The trend continues again with 23 of 47 homes selling this week sold for cash.

Days on Market showed
3 -  homes under 30 days -
8 - homes under 60 days-
2 -  homes under 90 days
4- homes under 120 days
