It is that time just before season when we watch and wait for new listings to start hitting the real estate market here in Jupiter. Owners along the beach that are interested in selling will be preparing their properties for the winter selling season. I continue to see both an increase in new listings and rising prices as well. With our limited inventory sellers are a bit more aggressive in their asking prices due to the limited choices available. 

 

What is really surprising is how hot some communities are while others are stagnate. The Bluffs single family homes had 10 properties for sale a week ago and today their is only one left for sale. This sounds crazy…

Jupiter real estate trends

A recent article in the Palm Beach post this week reiterated what I have been saying for the past year about real estate values in northern Palm Beach County in areas such as Jupiter and Juno beach. Inventory levels continue to decline especially in the sub $300,000 market. Even the high-end market has limited inventory. I have seen a dramatic rise in selling prices in all areas of the market including single family homes and condos. The biggest rise in demand and pricing seems to be waterfront homes and direct oceanfront condos, once again showing the value of waterfront property.

We started off strong for 2013 with Jupiter home sales  hitting 65 homes for the week. I continue to see two things going on in this market. Strong buyer demand and low supply of homes for sale. Season is starting and we have only 21 more homes for sale on the market than back in September. Fall is when no one really tries to sell their homes so the inventory should be at the lowest level for the year. Inventory levels remain static with just 1772 homes for sale in the areas of Jupiter, Tequesta, Juno Beach and Singer Island that I track. This week we saw Jupiter home sales  fall from a record setting 86 last week to just 28 this week. We saw this same thing a few weeks ago where we had 70 plus homes sell one week and 20 plus homes sell the following week. Again the two weeks end up averaging just under 60 homes.  These are still very strong numbers for December and other parts of the country. I speak to agents around the country and I tell them the average number of homes selling here in Jupiter each week and they can't believe how busy it is here. I ask the agents who is moving to NJ, CT, IL or anywhere in the North. People are flocking South. They may not be coming all the way to Florida but they are going to places like South Carolina, Georgia and even Northern Florida.  All the…

                                   Jupiter Homes For Sale

WE continue to see more good news for real estate here in Jupiter and Juno Beach. The Palm Beach Post had three articles this week showing increased sales over last year by 8%, home prices up 12% and inventory levels down to 5 months, the lowest level in years. Six months is considered a neutral buyers/sellers market so now it seems that the sellers are gaining an edge on the buyers.

I have seen it first hand in the past few months on offers by buyers looking to steal a property. After finding out the sellers are not so easy to neogiate with and holding firm on their prices the buyers are questioning the market.           Jupiter waterfront homes

The Jupiter and Juno Beach area has become the hotspot to live in Palm Beach County. With a tremendous migration from South County many people are escaping the hustle and bustle of places like Boca Raton and moving North. Jupiter has some of the nicest waterways with crystal blue Intracoastal waterways that run along Jupiter Island. With very few seawalls Jupiter has that natural Florida feel. With two Inlets just a short distance away boaters can choose Jupiter Inlet or Lake Worth Inlet. Both offer great access to the offshore fishing grounds that boaters desire. This week we saw Jupiter home sales rise from 60 to 75 homes selling last week. The waterfront home from last week's featured listing went under contract already. It did not last a week just as the home the week before on the water did not last a week. You will notice 5 waterfront homes all above a million and a few in the 2 million dollar mark sold this week.  Waterfront homes are hot right now. The Surf #702 that had been remodeled that I was saying was a nice unit sold for $465,000 this week. Ocean Walk home on Angelfish which was a bank owned property and in need of severe updating for $435,000. It was the least expensive home in the community.
