  I am sorry, but last week I missed sending out my report. I had an extremely busy week and just couldn't get it done.                       
This week we had 51 homes close and the week before 50 homes sold. This was up from 40 and 41 the previous two weeks. That is really strong sales for the last two weeks of December.  Where else do you see 100 homes close in two weeks over a holiday period? I continue to emphasis this that are market is so much stronger then anywhere in Florida. 
 
Homes are selling. Boca Raton a much larger town then Jupiter had 390 homes sell. Delray Beach had 230 sell in December. Sounds like homes are moving.
 
I scoured the beach area last week with numerous customers and I can count on my hand how many properties I would buy if I was buying under the $250,000 mark.
 
The Bluffs has just 14 homes for sale and 4 of them sit on US 1.
Beachcomber has three and two sit on US 1.
The best units are dwindling and what is being left is the undesirable units in the complex.
 
Jupiter Ocean Grande has 16 condos for sale and there are just three on the 6th floor or higher in the front buildings.
 
The Bluffs South has only two condos above the 4th floor for sale in the entire complex and they both have north exposures.
 
This is so hard to believe when people call asking for a steal. They are gone. When a great priced unit in a good location comes on the market it sells fast. The only reason some of the units aren't selling is because buyers are skepitical because all they hear are the number of foreclosures here. The other reason is so many of the beach area properties have not been updated. They have no granite or SS appliances and many buyers don't want to remodel. Buying along the beach you almost have to guarantee you will be needing a remodel.
 
If you find a community you like the best advice is to watch the new listings and jump at a unit you like.
 
There are so many buyers out looking around right now with interest rates starting to climb and declining foreclosure rates and just a more positive environment. I spoke with an agent today from South Carolina. His neighborhood has only 3 house for sale in the community of a few hundred homes.
 
If you want a great deal go to the west coast of Florida. They are dying over there due to overbuilding. Orlando is another overbuilt town.
Bargains galore but you won't be 10 minutes to the beach.
 
Location, Location , Location. Remember that when you buy.

Botanica - 3 bd/ 2 ba w/ 1 car garage. Unfurnished . Annual lease. Call for info.

This week I added a few properties to my ten best list.
 
Looking for an inexpensive 2 bedroom with 2 car garage on one floor? All remodeled at $219,000. Take a look at Greenbrier in this week's top ten list.
 
 Looking for a newer home under $300,000 take a look at 169 Via Veracruz in Paseos. Listed at $283,900. Great value
 
Waterfront in Juno Beach has been reduced to $995,000. Ocean views from east and west balconies. Jupiter Ocean Grande #707, only direct oceanfront in building 2 which allows rentals. 17823 Federal Highway, direct Intracoastal home at $744,000. Horizon 4A feels like a beach house at $680,000.
Of course 511 Saturn lane, Key west style home with ocean views. Last but not least Pelican Walk in Juno Beach, another direct ocean beach house feel. I put Pelican Walk under contract this week. Great condo on the beach.

HiI love the photos!!I am plninnag a sunrise wedding for next year. what were some of the pitfalls and happy surprises that occured during the plninnag of the wedding and the wedding itself? Anything you can share would be greatly appreciated.Thanks
