This week we had 61 homes close, down from 66 last week. Another good week for sales in the Jupiter area.
It seems to be very consistent with home sales each week.
We are starting to see the sales numbers slowly go down which is expected as summer nears.

I hope everyone enjoyed the Jupiter Local Market Report I attached last week. I hope you spent some time reading over the figures. The most interesting fact was the median home price went up. Like I said in the past, they could be selling more expensive homes or home prices overall are rising or some combination of each. The good news is the prices were not down.
 
This week we had another interesting article regarding home sales in South Florida. The number of homes for sale has gone down from a high of 108,000 in 2008 to 49,900 this year. This goes to show my point that inventory levels have been falling and good inventory is being bought rather fast, especially in the sub $500,000 price  range.

Notice the low number of bank owned and short sales compared to traditional sales in Palm Beach County versus Broward and Dade Counties.
 
 
 
 
Here is another interesting fact this week. I randomly chose one day last week and picked properties that went under contract. There were 18 that day and I did a quick analysis
of how many days they were on the market before they went under contract. Take a guess what happened with the results.
 
7 homes went under contract in less then 30 days.
2 homes went under in 30-60 days.
2 homes went under in 60-90 days
7 homes went under over 90 days.
 
Remember I keep harping the importance of watching the new listings and the price changes. From this one day you can see how many new homes that came to market went under contract and how many homes that once they lowered the price the home did  sell.
 
I find it quite amazing that 38% of the new homes listed went under contract is less then 30 days. You will see the days on market at the bottom right corner of the mls sheets. I attached a link below to look at the properties.

Another good article this week in the Palm Beach Post. Home sales in Palm Beach County up 26% from last year.

Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the existing homes for sale in a neighborhood and watch the price changes and eventually get tired of watching them. As soon as a new listing hits the market everyone is out looking at that property. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.

My 10 best has some new listings this week.
 
 
The first one I want you to look at is Aquarius on Singer Island at $269,000. This 15th floor SE direct oceanfront unit has brand new hurricane windows and doors. New balconies and building is being painted. The best oceanfront deal on Singer Island. 
 
 
Bluffs River single family pool home. Incredible pool area with remodeled kitchen and travertine floors throughout. Home has loft area for extra bedroom or office. Just reduced to $399,900.
The only reason it hasn't sold is the agent has the subdivision listed incorrectly. Under Contract!
 
The last two are two Via Del Mar beach homes. Both are 3 bedroom homes. One is a single level with private backyard and the other is a two story updated home. Both show incredibly well.
If you want to walk to the beach these are your homes. $419,900 which just dropped to $380,000 and the other is $399,000. Owners are motivated.
 
Ocean Trail #1008 dropped to $299,000. Really nice remodeled direct oceanfront condo.
 
Cote De La Mer direct oceanfront townhome lowered the price $100,000 this week.
 
Abacoa townhome at $209,000. Shows well and built in 2005.
 
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
