  I am sorry but last week I missed sending out my report. I had an extremely busy week and just couldn't get it done.                       

This week we had 41 homes close and the week before 42 went under contract. Both really good weeks in December. Season is here and I have been very busy with new customers flying in looking for properties.  I have added a few new properties to my 10 best list this week.  

 

Looking for a newer home under $300,000 take a look at 169 Via Veracruz in Paseos. Listed at $283,900. Great value.

 

This week I showed direct oceanfront condos under a million and I could only find 10 properties that I thought were reasonably priced and had direct ocean views.  You'll see a few of them in my 10 best list this week.

 

Many people ask about Singer Island, Juno Beach, Jupiter and Jupiter Island and what is the difference between the 4 areas.

 

Singer Island has some incredible ocean and Intracoastal views but many of the buildings are older and they are packed in together not giving you much space between the buildings. The beach there can be good in spots as you get towards the south end of the island but can be thin towards the north end. They prices are the least expensive of the four areas.

 

Juno Beach condos sit on the sand like Singer Island but there is just not the amount of condos on Juno as Singer and they are 10 stories or less where Singer has many that are 20 plus stories. Juno has a near private beach as their is no public parking for the beach in Juno so the beaches are very private. They just finished the beach renourishment project so they now have a beautiful beach. They have just three condo in Juno on the beach  that were built after 1990 so they have a limited supply thereby increasing their values there. Very small quaint feel.

 

Jupiter has all the condos except for Ocean Trail sitting across A1A so you have the street out in front of the buildings. The lower floors sit nearly on the street. The beaches here though are wide and beautiful. There is also alot of walkers and bikers out using the bike lanes and sidewalk that runs along the beach. They also have the dog friendly beach here in Jupiter for pet lovers.  The newest building Jupiter Ocean Grande has just 120 condos in the four buildings. Very nice complex.

 

Jupiter Island condos again sit directly on the sand. There aren't many newer condos. The last one was built pre 2000. Many of the condos date back to the early 70's. Here to you have ocean and Intracoastal views from many of the units. Great views. The beach on rough days is almost non existent.

The prestige and glamor of Jupiter Island make the condos here the most expensive of all four areas.

 

This was just a short synopsis of the 4 beach areas.

                  Top Ten Report

 

 

This week I added a few properties to my ten best list.

 

Waterfront in Juno Beach has been reduced to $995,000. Ocean views from east and west balconies. Jupiter Ocean Grande #707, only direct oceanfront in building 2 which allows rentals. 17823 Federal Highway, direct Intracoastal home at $744,000. Horizon 4A feels like a beach house at $680,000.

Of course 511 Saturn lane, Key west style home with ocean views. Last but not least Pelican Walk in Juno Beach, another direct ocean beach house feel.
