This week we saw home sales fall from 73 to 37 for the week. This surprised me when I saw just 37 homes close for the week. I am really  perplexed to see such a low number after the staggering sales numbers the week before. Average is about 50 or so per week, so let's see what next week brings. Every agent I speak to seems to be busy, I really think people are coming down and their expectations aren't being met in several ways. Lack of inventory, not many updated homes and prices higher than they expected. What I think is happening,  many are looking, can't afford or find what they want and are not buying. 


 


One of my customers( Thank you Joe) this week sent me a great article from Barron's regarding the real estate market here in Florida. It is the first well written article I have read in a long time where the editor actually did some homework or he lives in Florida. I have been here 30 + years and as long as I can remember people migrated North from Miami. Now Lauderdale and now even  South Palm Beach County. Here are a few lines from the article.


 


"  I don't say go out and buy the junk condos being peddled in Miami or one of the hundreds of single-family homes sitting empty in areas like Port St. Lucie and Cape Coral.

U.S. baby boomers on the edge of retirement and looking for serenity—not the hustle of Miami, Naples, Tampa and other overbuilt markets.Also in the market are South Floridians moving north for better schools, less crime and a better quality of life.                                           Contingent


 


In this weeks contingents the trends continue with 10 properties of the 35 going under contract in 30 days or less. An additional 7 in 60 days or less and 5 more in 90 days or less. 23 of 35 properties went under contract in 90 days or less.


 


                                       Sold's


 


In this weeks sold's you will see the 119 Ocean Key townhome that was on my 10 Best list sell for 1 million. You should also notice 782 Seaview selling for $284,000. The unit sat on US 1. The worst townhome in the community. The last two sales in there were $242,5000 and $247,000 for similar condition units but not on the highway. Again trending prices are rising.


                                        


Last week I spoke about Xanadu not having a sale in 2 years. Well this week the lowest priced home in Xanadu went under contract. The price hadn't dropped but it was one of the least expensive beach homes available on the market. Why all of a sudden did it sell? Inventory choices are dropping and people are going to have to settle, They may not be getting  exactly what they had wanted but what is available for sale. 


 


I wrote up 3 offers this week on various different types of properties. The sellers came down on their asking  prices and than just stopped negotiating. The buyers wouldn't come up to the sellers price and the deals fell apart. You wouldn't see that last year. More sellers are seeing increased showings on their properties and are less willing to negotiate with what the buyers are offering. The last 3 of 4 deals that I did get together, the sellers held their ground and dictated the selling price. In fact one home I sold in Summerfield this week the buyers lost three homes to other buyeres before they settled on the home I had for sale. It was there fouth choice on their list and the first three were bought out from underneath them in less than a week. So you can see that the market is becoming equal or even favoring the sellers in some cases.


 


Along the beaches in Jupiter and Juno there are just 45 condos listed under $400,000 with ocean views. 25 or so are in Ocean Trail, which are direct oceanfront 1100 sq. ft condos.


None of the other condos are direct oceanfront. There is not one condo in Juno Beach available for under $400,000 with a true ocean view.


 


The last Brigadoon condo went under contract this week. There were 3 condos in the past two weeks sell in Brigadoon that had been on the market for a year or so and in two weeks they all went under contract.    


 


In my 10 Best last week the waterfront home at 263 River Dr in Tequesta Country Club went under contract. The buyer bought it last year for $1,250,000 and did some remodeling and flipped the house in less at an asking price of  $2.1 million in less than 117 days on the market.

I added two properties this week to my 10 best as the list is getting shorter from all the sales that were on my list. This week 200 Ocean Trail and 263 River went under contract.


2201 Marina Isle Way #404 - Bluffs Direct Intracoastal view and completely remodeled last year with hurricane sliders, new baths and kitchen. Even the laundry room has kitchen grade cabinets. The best I have seen in a long time and sits right on the Intracoastal. Won't last a week!

This week we saw home sales fall back to 38 from 48 sales last week. This week should be very strong as will the coming weeks. People who have been watching the market should see several areas where prices are on the rise. Waterfront homes, single family homes under $400,000 and the better more desirerable communities. I put several offers in this week and they were all countered by the sellers at close to their asking prices. They were not dropping their prices far.  Take a look at the selling prices versus the asking prices. Some are remarkably close. The Palm Beach Post article was good information for sellers. I think you may see more sellers put their properties on the market and test the waters. There were quite a few sellers that did not want to deal with low ball offers they had received last season so they just pulled their properties off the market. This season sellers will be tougher to negotiate with unless they just have to sell. 


 


Last week I put that Dunes Tower on my report and I had several showings and a few offers. Sellers turned down the offers. It is priced as the best deal on Singer Island. They just listed a 5th floor same stack in Dunes Tower at $399,000, remodeled. You can do alot of remodeling for $125,000 in a 1,300 sq. ft condo. If this condo was in Juno Beach it would be $600,000 plus without a doubt. The only caveat is the seller wants a cash deal and close fast. 


 


 


 


                                      CTG- Contingent


34 properties went under contract in the past 3 days. Of those that went under contract 50% were on the market less than 30 days before going under contract and 15% were on the market for 300 + days before they went under contract. Very extreme DOM. Take a look at the 15 properties that sold in less than 30 days, many were 7 days or so. Think about this for a minute 50% of newly listed homes sold in less than 30 days.


 


 


BOM- Many of the BOM listings this week were old listings that had expired and just re listed. The only home that may interest someone is 102 Xanadu, a direct oceanfront home.


 


                                Price Changes


I want you to look at 1701 Marina Isle Way which is a Bluffs Marina condo with no balcony at $151,000. They are having a tough time selling this unit. If I added a balcony to the unit I could sell it all day long for $200,000 plus. Another example of less desirerable units being difficult to sell. Buyers are looking for the best units in the complex and what they are finding are less desirable units and really great units at high prices.

This week we saw home sales rise from 32 to 48 closings for the  week. Fifty is the weekly average when season is not here. I attached one article from the Palm Beach Post in regard to the real estate market and the large increase of population moving into Florida over the past year. Home sales, year to date from last year are up 36% and condo sales were up 19% in Palm Beach County.  These are really strong numbers. Those of you who have been watching homes closely are seeing less homes on the market and they are selling faster.  We read all these different numbers but sometimes when you here statistics and views you don't know what to believe.  I am still very confident the best deals( the winning the lottery deals or the deal my friend got are slimmer and harder to find).  The buyers are still looking for them and many are becoming discouraged.  You see consistent homes sales each week in the Jupiter area, they are coming right out of the mls and are very accurate.  


 


It reiterates alot of what I have been saying and seeing in the market. In this weeks solds I want you to look at a few properties. A Martinique townhome in Abacoa just sold for $252,000. I sold a very similar one last year at $235,000. The Ocean Ridge townhome in Juno Beach just sold for $484,000. They had one sell in 07 for $517,000 and in 05 which was almost near the peak sell for $577,000. They haven't really dropped that much from the peak and are holding steady. Why , limited supply of that type of place.  


 


You see the Jupiter Ocean Grande on the top just sell for $800,000 cash. That is a very strong number for a 4th floor condo in that building. Earlier this year the same stack on the 8th floor sold for $855,000. You can see the numbers are moving up for limited supply products. They have quite a few 3rd floor units in the building for sale and they can't move them. 


 


Also look at Magnolia Bay which sold at $360,000 and almost the same home in Abacoa sold for $40,000 more. They are only a few miles apart and built by the same builder. The Jupiter home brings more money because of the schools. 


 


                           Palm Beach Post Article


 


I received the stats below from an agent in Mt. Pleasant SC today. Sales are up 10% for both homes and condos from last year. Sales prices dropped just a bit for condos and homes were 4%. The lower end condo market is now the entry level market as less people can afford a single family home so demand has become strong.

  If you have any questions about specific communities here in Jupiter or you would like information about a certain condo feel free to contact me. Remember when you look at the monthly condo fees your homeowners insurance is in the fees as well as water/sewer  and usually basic cable. Just to give you an idea on homeowners insurance you can expect to pay about $3,000 per year on a home that is insured for $250,000. Basic cable, water and sewer will run on average $125 per month. So here you have $375 per month for exterior insurance and utilities that the condo fees cover. Average condo fees run about $250 to $300 per month on the low end and oceanfront condos will start about $600 per month and go up.  As far as taxes you can expect 2% or so of the selling price and in newer communities like Abacoa you will see almost 2.5% due to infrastructure taxes.

My top ten remained the same this week as I did not see any homes that I thought were great values.

This week we saw home sales fall from 57 to just 32 closings this week. The holiday's definitely slow home sales. We should see low numbers of closings until the end of January and than we should see some strong season numbers with 60-80 sales per week. The biggest obstacle will be inventory levels and prices will most likely be more than last year for most communities. The hottest market is still the under $100,000 condo, followed by the under $200,000 Abacoa townhome and than the under $300,000 single family home which is becoming very difficult to find, especially if you are looking for CBS and not frame construction. There are just 44 condos for sale under $100,000 on the market right now.  In fact in the Jupiter-Tequesta and Juno Beach area that I track there are just 28 - CBS homes that are 3 bedroom, 2 bath and 2 car garage. Think about your town for a moment. 28 homes is avery  small number. Now you up the asking price to $400,000 and you get 63 more homes for sale.  Bring it up to $500,000 and we add 69 more homes. That gives us 160 homes under $500,000 for sale in the area. There are 154 homes for sale between $500,000 and 1 million. Above a million we have 228 homes for sale. That should give you a good prospective of what the Jupiter home market is doing.


 


We saw 18 of the 32 home sales close for cash. 50% of the buyers in this market are paying cash. The low end homes/ condos are selling for cash and the upper end homes are selling for cash. In between we are seeing some cash but alot of financing. Yesterday I saw 3.25% at BOA. 


 


                                            New Listings 


 


In this week's new listings take a look at 2201 Marina Isle Way # 403 which is a remodeled Intracoastal condo in the Bluffs Marina. 263 Brier Circle  in Greenbrier is a great value, one story attached home with two car garage and private pool. Great winter home.


Ocean Dunes,  a townhome sitting on the lake with a garage is a must see. The last lakefront unit sold in two weeks. Worth a look at. Walk to beach, gated community.


                                 


  


      Take a look at the contingent properties list. You will continue to notice how many homes are selling quickly.  There were 25 properties going under contract in the past 3 days. Of those 6 were under contract in 30 days or less and 2 in 60 days or less. So 1/3 of the contingent listings went under contract in 60 days or less and 25% were 30 days or less. 


 


I usually don't recommend homes in Jupiter Farms but this week I showed a builders homes and I have to say it was beautiful. The 2700 sq. ft CBS  home sits on a manicured 2.2 acre corner lot. The finishing touches were remarkable. Double tray ceilings abound, crown moulding everywhere. Solid wood doors. Wooden floors in living areas. Tung &amp; groove wood ceiling in family room. Every bell and whistle you can think of. 20KW generator with 250 gallon propane tank. Beautiful pool area and fully fenced.irrigated yard. If you like country living this is a must see!

This week we had 47 home sales, down from 64 last week. That is not much of a surprise as I said September is usually our quietest month, so 30 days or so after September you should see home sales fall a tad. 


 


Only 6 homes sold between $500,000 and 1 million  and 1 home above 1 million. 


11 homes sold  were $300k to $500k and 8 homes between $200k and $300K. 


 You can see the $200k to $500K homes are nearly 50% of Jupiter home sales each week. Under $200,000 homes and condos make up almost the other half. Most of the under $200,000 are condos and townhomes and even these are getting scare. 


 


 


I wanted to pass on an article from Smart Money that one of my readers sent to me this week. I don't want to be the only one saying homes priced well are moving and there are buyers out there looking.  Finally, Time to Buy a House

We continue to have several Jupiter waterfront homes sell each week at really strong numbers. The demand for waterfront homes continues as there is just so little of it here. Many of the homes have come down dramatically in price and people are seeing value at the numbers.


 


 


                                          


 


Abacoa home sales continue to be strong with four homes  and 1 townhome selling this week. Abacoa continues to be a steady seller in the Jupiter area. There is a really strong demand for Jupiter Abacoa homes and I think you'll see this continue. I'm seeing just


33 homes for sale in Abacoa. Ten in Tuscany, which is the most in any community down to 1 at The Island at Abacoa. Looking for a newer home check out an Abacoa home here in Jupiter.

This week we had 60 homes close, up from 51 last week.  I continue to see strong sales here in Jupiter which is a good sign for the Jupiter home market. I did notice this week I saw quite a few short sales close and bank properties are selling fast. Most of the bank properties are under contract in a week or so. The banks seem to be pricing them to sell. If you are looking for a bank property don't hesitate to long. Even the really well priced homes under $250,000 seem to be moving fast. 


 


I am still seeing alot of cash buyers scooping up the $100,000 condos and renting them all day long for $1,000 per month. Great rate of return on your investment if you have alot of cash sitting in the  bank.


 


When looking at the listings on the side and you want to know where the property is located, just click on the address and the map will come up showing you the property location. The selling price and the DOM(days on market) are at the bottom of the mls sheet.


                                              


 


Abacoa had two homes sell and 3 townhomes this week. You'll notice there was a beautiful short sale home in Mallory Creek, a Key West style home sell this week. This is one of the newer floorplans only available in Mallory Creek with the large wrap around porch. It is a very nice open floorplan with 5 bedrooms and nearly 3,500 sq. ft under air. 


Mallory Creek is just about built out and they are starting to clear the property for the last phase of Abacoa. Abacoa has so many different communities your sure to find something that may interest you. The Island in Abacoa is quite popular for golfers as many of the homes sit on the golf course and the community is a big circle with very little traffic going through the neighborhood. Also it is a short distance to Downtown at Abacoa and the baseball stadium. Looking for a newer home check out an Abacoa home here in Jupiter.


 


 


This week I showed several Admirals Cove homes. If anyone is not familiar with Admirals Cove it is the premier country club lifestyle golf and boating community here in Jupiter.


They have a 2,000 sq. ft Harbour home that is a 2 bedroom plus a den and it comes with a  boat dock for a 30ft. boat. There are a few bridges in the community that are 16ft high so you can get a descent size boat in your backyard.


 


They are setup as a condo where everything is taken care of, all the maintenance, exterior work, lawn care etc. They are pretty much a lock and go. They also have a 1 1/2 car garage for a car and a golf cart. There are some larger 3 bedroom plus den homes that are second floor units that bring a premium above the 2 bedroom homes. Harbour homes start around the $350,000 range and go up from there. They are a great value for someone who wants to live in a golf community and will not be a full time resident.


 


It is  membership club so you have to join the club. Golf memberships have an equity fee to join of $150,000 and a yearly dues. It is a no tipping club. With the membership you have evrything at your fingertips. It is also a very active community with plenty of gatherings, dinners and social events. It is a beautiful Jupiter Golf and Country Club community.

This week we had 54 homes close, down from 63 last week. I expect to see home sales decline in the next month unless we get some new inventory on the market. I am hoping to see more sellers who need to sell see the market leveling and inventory levels fall and put their homes up for sale. The problem still lies in that most buyers are looking for deals. As the deals start to wither many buyers are just waiting unless they have to buy. I'm still seeing the strongest market at $500,000 and less. Finding a single family home under $300,000 is next to impossible and the beach properties under $250,000 continue to dry up. 


Some neigborhoods still haven't dropped their prices and inventory in these neighborhoods languish.  


 


Tomorrow we have a bank owned property in Xanadu that is suppose to come to market. I spoke to the agent and asked if they had priced the home yet and he was waiting for the bank to give him a number. He thought in the $600,000 range and I told him he was about $100,000 over what they should be asking. We'll see tomorrow. If they price it right I will be emailing it out to my customers. It is a 3 bedroom walk to the beach home that has been semi updated. 


 


Last week I gave some interesting statistics regarding (DOM) days on market as well as cash sales. The trend continues again with 23 of 54 homes sold this week sold for cash. That is nearly 50% selling for cash. As far as DOM we had 5 homes sell in 30 days or less, 5 in 60 days or less and 7 in 90 days or less for a total of 17 homes under 90 days. 17 of 54 or nearly 1/3 sold in 90 days or less.

I added San Remo townhome today to my 10 best list today. The ultimate beach house. SE corner unit. Ocean views from all three floors and remodeled beautifully with all new impact windows and doors. Gorgous remodel with the best of everything. Not a Home Depot remodel. Owner is motivated to sell. Take a look at it.

I had Bluffs Ocean South 601 S Seas Dr #306 on my 10 best list a few weeks ago. Corner unit , nicely remodeled with new kitchen asking $369,000. That went under contract this week. 


 


If I had to pick the best oceanfront condo under $500,000 left for sale in the Jupiter area I would be hard pressed to be excited about any condos out there. I guess it would have to be one of the last two units in the Surf in Juno Beach. Both need a remodel, great views and the best pool deck on the beach.


 


This week I showed a Water Glades 4th floor ocean condo that just came back on the market. Believe it can be bought for $320,000. It is  a short sale. Opened the kitchen with everything remodeled. Has ocean and some Intracoastal views.


 


I also added an Ocean Walk that I think is a very nice home. It is a bit further from the beach then the other homes but priced quite a bit less.


 


Last week I had the 2004 Mainsail Circle in Sea Colony on my ten best list. Under contract this week!


 


Rarely comes to market Juno Beach direct oceanfront condo on Celestial Way. Over 1,700 sq. ft and priced at just $450,000.

The best home values along the beach. Look at the three Ocean Walk homes. Private pool, homes are remodeled with many new upgrades. You'll love entertaining in any of theses beach homes.  Only 7 homes in this community of 200 homes for sale.

This week we had 56 homes close, down from 76 last week. We finally slowed down to our average weekly sales numbers. We haven't dipped below the level of our average for the year and it looks as if our average weekly sales this year will be going up.

I always like to tell you how many homes are available in some of the larger communities here in Jupiter. You'll hear me refer to the Bluffs. They sit west of US 1 betwen the Intracoastal and the ocean. There are only 13 homes for sale in this community of nearly 1000 homes. There are two  under $325,000 and all the rest are $350,000 plus.  Ocean Walk has just 7 homes for sale in a community of 200 homes. They are the lowest numbers I have seen in a long time. Xanadu a community of 65 homes has 6 homes for sale and hasn't had a closed sale in over a year.


What's this tell you? Overpriced homes and nearly 10% of the homes are for sale.

There aren't many new listings this week that excite me but take a look and see if any interest you.  


 


 


 


Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the existing homes for sale in a neighborhood and watch the price changes and eventually get tired of watching them. As soon as a new listing hits the market everyone is out looking at that property. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.


 


 


 


SOLD Information


 


If you look at the sold's this week you will notice 42 of 56 properties were sold for cash. That is an amazing number of cash sales for the week. Many of the lower end homes are selling to investors for cash and I'm not seeing many FHA loans out there. The high end properties are all selling for cash these days. I want you to look at the foreclosures as most are selling above the banks asking prices. They are putting them out on the market below the true value and causing feeding frenzies. Don't expect to buy the bank properties below their asking prices. Once in a while you may get lucky, but if it's a descent property it probably will sell above the asking price.


 


471 Zephyr in Juno Beach a 765 sq. ft home walk to the beach older home just sold for $440,000.


 


774 Seaview Dr a remodeled townhome sold for $330,000. A beachside community with 2 bedroom 2 .5 bath about 1500 sq. ft.


 


A very nice unit and great price. 107 Rockingham in ABacoa sold for $320,000. Homes in there are selling well.


 


3 Condos in the Landmark sold this week. The building has been selling really well lately.

This week we had 56 homes close, down from 76 last week. We finally slowed down to our average weekly sales numbers. We haven't dipped below the level of our average for the year and it looks as if our average weekly sales this year will be going up.

I always like to tell you how many homes are available in some of the larger communities here in Jupiter. You'll hear me refer to the Bluffs. They sit west of US 1 betwen the Intracoastal and the ocean. There are only 13 homes for sale in this community of nearly 1000 homes. There are two  under $325,000 and all the rest are $350,000 plus.  Ocean Walk has just 7 homes for sale in a community of 200 homes. They are the lowest numbers I have seen in a long time. Xanadu a community of 65 homes has 6 homes for sale and hasn't had a closed sale in over a year.


What's this tell you? Overpriced homes and nearly 10% of the homes are for sale.

Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the existing homes for sale in a neighborhood and watch the price changes and eventually get tired of watching them. As soon as a new listing hits the market everyone is out looking at that property. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.


 


 


 


SOLD Information


 


If you look at the sold's this week you will notice 42 of 56 properties were sold for cash. That is an amazing number of cash sales for the week. Many of the lower end homes are selling to investors for cash and I'm not seeing many FHA loans out there. The high end properties are all selling for cash these days. I want you to look at the foreclosures as most are selling above the banks asking prices. They are putting them out on the market below the true value and causing feeding frenzies. Don't expect to buy the bank properties below their asking prices. Once in a while you may get lucky, but if it's a descent property it probably will sell above the asking price.


 


471 Zephyr in Juno Beach a 765 sq. ft home walk to the beach older home just sold for $440,000.


 


774 Seaview Dr a remodeled townhome sold for $330,000. A beachside community with 2 bedroom 2 .5 bath about 1500 sq. ft.


 


A very nice unit and great price. 107 Rockingham in ABacoa sold for $320,000. Homes in there are selling well.


 


3 Condos in the Landmark sold this week. The building has been selling really well lately.

This week we had 61 homes close, down from 66 last week. Another good week for sales in the Jupiter area.


It seems to be very consistent with home sales each week.


We are starting to see the sales numbers slowly go down which is expected as summer nears.

I hope everyone enjoyed the Jupiter Local Market Report I attached last week. I hope you spent some time reading over the figures. The most interesting fact was the median home price went up. Like I said in the past, they could be selling more expensive homes or home prices overall are rising or some combination of each. The good news is the prices were not down.


 


This week we had another interesting article regarding home sales in South Florida. The number of homes for sale has gone down from a high of 108,000 in 2008 to 49,900 this year. This goes to show my point that inventory levels have been falling and good inventory is being bought rather fast, especially in the sub $500,000 price  range.Notice the low number of bank owned and short sales compared to traditional sales in Palm Beach County versus Broward and Dade Counties.

Here is another interesting fact this week. I randomly chose one day last week and picked properties that went under contract. There were 18 that day and I did a quick analysis


of how many days they were on the market before they went under contract. Take a guess what happened with the results.


 


7 homes went under contract in less then 30 days.


2 homes went under in 30-60 days.


2 homes went under in 60-90 days


7 homes went under over 90 days.


 


Remember I keep harping the importance of watching the new listings and the price changes. From this one day you can see how many new homes that came to market went under contract and how many homes that once they lowered the price the home did  sell.


 


I find it quite amazing that 38% of the new homes listed went under contract is less then 30 days. You will see the days on market at the bottom right corner of the mls sheets. I attached a link below to look at the properties.
