Jupiter Real Estate - Homes & Condos for Sale

The Jupiter real estate market continues to follow and exceed National trends. National July was one of the best months for home sales in more than a decade. Record low mortgage rates, high consumer confidence have driven home prices to the highest in nearly a decade.  The biggest problem buyers face according to Realtor.com economist is finding a home to buy. With summer almost over buying slows down and inventory picks up which gives you the best opportunity to purchase a home. 

 

The Jupiter single family homes market saw 73% of the properties sell under $500,000 which is the most competitive market you will face. The limited supply of sub $500,000 single family homes makes it a real challenge for buyers. If a property is in nice condition and not needing many upgrades you will most likely face some tough competition so don't be bashful with your offers. Expect to see prices in the range of $250/sq. ft and up. Many of the Jupiter properties will need some updating and those properties usually sit a bit longer. 

 

Don't think the Jupiter condo market is much better as we have just 37 two bedroom condos for sale under $300,000 and 39 townhouses under $300,000. Expect to see strong competition for condos in this price range as well. Oceanfront condos are starting around $400,000 or nearly $400/ sq. ft and upwards from there.                             

         Jupiter Homes for Sale

A few months ago I mentioned a Jupiter home in Olympus located at 1508 Ocean Way. It sold on 2/15/16 for $1,110,000. Was listed a few days later and sold on April 18th for $1,390,000 and was listed a few days later at $1,450,000. It is under contract again. It sounds crazy but I have watched it in disbelief.  

I continue to see ever increasing asking prices on newly listed properties and the good ones are getting top dollar. The homes that need work tend to have numerous price drops until it can be justified to go in and do the work. I'm also seeing quite a few flips hitting the market but remember with flips they do they cheaply to make them look good to sell.  

As we approach our slower months I'm hoping to see more properties hit the market as the limited inventory choices are making my job difficult to find a decent choice of home options for buyers. Remember the good ones sell fast!
