This week we saw Jupiter home sales rise from 60 to 75 homes selling last week. The waterfront home from last week's featured listing went under contract already. It did not last a week just as the home the week before on the water did not last a week. You will notice 5 waterfront homes all above a million and a few in the 2 million dollar mark sold this week.  Waterfront homes are hot right now. The Surf #702 that had been remodeled that I was saying was a nice unit sold for $465,000 this week. Ocean Walk home on Angelfish which was a bank owned property and in need of severe updating for $435,000. It was the least expensive home in the community. Several Abacoa homes sold and the least expensive was $362,500. Last year we saw the same home sell in the $320,000 range. An original Bluffs home sold for $360,000. That seems to be the low end of this community now. The Bluffs homes have just 7 available for sale and Sea Colony across the street has just two homes for sale in the entire community. Continued falling inventory is putting pressure on home prices. Yesterday a home in Olympus came back on the market at $45,000 above asking price when it was listed 2 months ago. The Jupiter condo market is not as strong right now as the single family homes. Inventory level in the condo market is quite weak with very few decent condos for sale.  

 

 

 

I just returned from a trip to the West coast of Fl in the St. Petersburg area along the beach in Pass A Grille. It was quite an eye opener for me as it has been some time since I have been to the West Coast. I understand why prices are less over there. It was very crowded, even the 2 lane road that ran near the beach was busy and packed full of homes. It did not have that open, uncongested feel Jupiter has. It felt more like the Jersey Shore. There was very little breeze and very hot compared to here. Talk about sleepy. There were only a few restaurants and if they were here in Jupiter they would not last the season. The biggest complaint was the traffic, everywhere you went there was traffic. It really made me appreciate how quaint and pleasant Jupiter is. Where along the coast of Florida can you drive down US 1 and see acres and acres of natural preserve areas. A1A is not packed with condo after condo. So the next time a customer says I can buy so much more over on the West Coast of Florida I will happily say go on over and enjoy and know it is hard to beat Jupiter.
